The villa is located in Brna bay on the southern side of the island of Korčula - one of the rare remaining microlocations that manage to combine peace, untouched nature, and privacy. The plot is situated on an elevated position, only 80 meters as the crow flies from the sea, with an unobstructed view of the bay and the greenery that surrounds it. It takes about 25 minutes by car to reach the historic town of Korčula.
The author of the architectural concept is Igor Franić, a well-known Croatian architect.
Before construction began, the terrain was completely covered with dense Mediterranean maquis - untouched, without previous interventions - which allowed the architecture to be shaped in full harmony with the natural relief and landscape.
- This villa was developed for sale - but with a level of care, execution, and thoughtfulness that far exceeds the typical investment approach. It is an individually designed project in which key decisions - from the architecture to the final details - were made with personal commitment, with the aim of creating a home that simultaneously exudes modernity and subtlety - says investor Rudi Petrinec.
Access to the house begins at street level, where you enter through the courtyard gate, then ascend one level - immediately creating a sense of separation and privacy. You arrive at a multi-level terrace, carefully designed with planters planted with Mediterranean plants, where all outdoor facilities are located: pool, dining area, future outdoor kitchen, monolithic shower, as well as options for sunbathing and relaxation - all integrated into landscape architecture that emphasizes naturalness and harmony with the environment.
Upon entering the house, you arrive at an impressive open space area that includes the kitchen, dining room, and living room. The ceiling height in this part reaches up to six meters, giving the space a sense of monumentality and lightness.
The ground floor also features a guest toilet, as well as a space intended for a wine cellar, wellness, or gym, according to the wishes of the future owner. Large glass walls three meters wide open the entire living area toward the terrace and pool, erasing the boundary between the interior and exterior ambiance. On the upper floor, there are two completely separate wings, accessed by two separate designer staircases. Each wing contains two bedrooms, each with its own bathroom, achieving a high level of functional and acoustic privacy. The floor also includes four terraces of different orientations.
- Throughout the house, first-class Italian ceramics of 75x150 cm dimensions have been used - in the interiors, on the terraces, and in the pool - achieving an elegant and consistent continuity of materials across all spaces - describes the investor.
The joinery is made in a wood-aluminum system by the Croatian manufacturer RV, with natural wood on the inside providing warmth, and aluminum on the outside for durability and resistance to external conditions.
The entire building has underfloor heating, and the lighting is handled by a magnetic-rail system. In addition, the house is fully air-conditioned, and all systems are managed via an integrated tablet interface.
The facade of Platinum Villa is defined by contemporary purity of form, with flat bright surfaces, high-quality ceramic cladding, and large glass openings that are precisely positioned with rhythmic accuracy - creating visual dynamics without disturbing the calmness of the composition.
The dark frames of the wood-aluminum joinery further frame the views of the landscape, while the horizontal composition of the house contributes to a sense of elegance and lightness.
In this project, the investor says, a space has been created that is difficult to fully convey through photographs or video - to experience it, you need to visit it in person, and more than once. Although it may seem simple at first glance, the house is extremely complex in its spatial logic, atmosphere, and the way it responds to light, view, and movement.
In the creative and execution process, an exceptionally successful collaboration was achieved between the investor and the designer - a rare situation in which vision and expertise are mutually recognized effortlessly. After various previous experiences, this collaboration, adds the investor, has shown how valuable it is when a top architect and a dedicated investor come together.
The 36 m2 pool is carefully positioned in relation to the house - partially covered by the house itself, which is the result of a conscious architectural decision in line with the southern orientation. Such an arrangement allows the house to create natural shade throughout the day, both at the pool and on parts of the terraces - without the need for umbrellas, awnings, or additional elements that would disrupt the architectural purity.
The pool is also positioned to have complete privacy from the neighboring plot at the back, while part of it cantilevers above the front garden, allowing enjoyment of both intimacy and privacy, as well as the view from that cantilevered section. It is an infinity pool that overflows on two sides, with saltwater and equipped with the most modern automatic hydrolysis and filtration systems.
The garden, as he says, is carefully designed to be low-maintenance for the future owner. Native and Mediterranean plants such as oleanders, olives, and agaves were used, as well as ornamental species like palms and strelitzias, which bring a touch of subtropical exoticism to the garden composition. All plants are connected to an automatic irrigation system, making maintenance easier and maintaining the aesthetic standard throughout the year.
The house has a neighbor on the east side, but from the very beginning it was designed to offer complete privacy in that direction - both physically and visually.
The main views are oriented toward the remaining three sides of the world, focusing on the open bay and the surrounding greenery. Thanks to the elevated position, uninterrupted views are provided from all key areas without visual disturbances or loss of privacy.
The total enclosed area of the house is 250 m2, with an additional 150 m2 of terraces and 36 m2 of pool. At street level, there is an uncovered parking space for two vehicles, which - depending on the buyer‘s wishes - can be covered with a pergola and further enclosed with gates for an even greater level of privacy.
The interior has been finished to the final stage - including floors, sanitary ware, lighting, ceramics, and installations - but is not furnished.
Given the individual character of the house, it was decided not to impose personal preferences, but to leave full space for the future owner to express themselves through the decor. There is also, says Petrinec, the option of complete turnkey interior realization in cooperation with renowned designers, if the buyer so desires.
